Highlights:
This project comprised the complete renovation of the existing outdated and underutilized University Square shopping center, located in close proximity to California Polytechnic State University. The project included façade treatments, site plan revisions, and multiple tenant improvements to reflect a contemporary mid-century architectural style. The renovation included design elements required to re-tenant the larger anchor buildings with a modern market-style grocer and a pharmacy, as well as multiple food service tenants.
Circumstances Unique to the Project:
- Development of a “Master List of Allowable Uses” to establish a list of pre-approved uses to streamline the approval process for future tenants.
- Submittal of Administrative Use Permit to update outdated city zoning restrictions negatively impacting plaza use.
- Creating a lively and synergistic mix of uses to support the college and community at large.
